Buying a home will most likely be the biggest investment you'll ever make. Determining how to finance your home is a learning process. Here are a few things to consider as you are doing your research:

  1. How long do you plan to keep your house? If you plan on selling your house within 5 years, your best option may be an interest-only or 3-5 year fixed loan. If you plan on keeping your home for more than 10 years, you will probably want to go with a 10 or 30 year fixed rate loan. Tell your loan officer your long-term plans and he/she will help you determine the best loan for you.


  2. How much do you want to spend per month on your mortgage? Sometimes the bank will loan you more money than you will actually need to purchase your home. In this situation, you may not need to take the extra money. Review your financial situation and your future financial obligations when determining how much you will need to borrow. If you plan on having a large family or making a large purchase, you should consider how much cash you will need to set aside to maintain your current lifestyle and to pay your mortgage. Taking the time to consider how your mortgage payments will balance with your recurring or planned expenses will help you plan for your financial future.


  3. Are you comfortable with risk? Some home loans have fixed income interest rates while others have variable rates. Variable interest rates fluctuate with changes in the economy. While variable rates are beneficial during periods of low interest rates, they may be burdensome during periods of high interest rates. The best thing to do is to calculate the worst case scenario so you know what you may be getting into.
